Does a PTAC replacement need board approval?

For most buildings with existing PTAC sleeves, a like-for-like replacement is a drop-in job that doesn't require an alteration agreement — though many buildings still ask for vendor paperwork. New through-wall openings are a different story and typically need board consent. We'll tell you which category your project falls into before anything is scheduled.

What documentation can you provide for our board or managing agent?

Do you offer maintenance plans for buildings?

Yes — we offer maintenance plans for multi-unit buildings. Regular servicing extends unit life and reduces emergency calls. Individual owners can also book one-off service visits at any time.

Can individual owners buy through a building program?

Yes. Many buildings approve us as their standard vendor and let owners order individually as their units age out. The owner gets the building-standard unit and pricing; the board gets a uniform facade and a single accountable vendor.

What about water-source heat pump buildings?

We install and service water-source heat pumps that run on your building's hot and chilled water loops — common in larger residential buildings. If you're weighing standard PTACs against water-source units for a building-wide program, we'll walk the board through the trade-offs.
